Is your Chosen Builder Trust Worthy?
By Harden Custom Homes 18 Mar 2018

If you are new to an area its hard to know what builders are legitimate and which may take your money and run or lead you down a path you would rather not go. At Harden Custom Homes we love transparency. We have been in business right here in Lee County in Southwest  Florida for well over 40 years. We have, property by property, client by client, built our business and reputation the right way - with a solid foundation of doing things the right way and standing behind our workmanship.

Real estate is a great investment.

The right builder will help you to create the home of your dreams and make you aware of factors which will increase or deter resale value during the initial planning. Doing your due diligence up front can save you time, headache, heartache, and hassle down the road. Here is your guide map on how to find out if you have a reputable builder or someone who may not prove to be quite so above board in the end.

The first and easiest step you can search to make sure they are a licensed home builder in the state of Florida by going to https://www.myfloridalicense.com/. Once you make sure they are indeed a state-approved builder you can go from there.

Word of mouth - This is the top way that any business gets new business. People buy from and work with people. If you had a great experience, especially in buying such a big ticket item, you know you are going to talk with people about it. This advice can be first hand from friends, acquaintances, friends of friends, and even online reviews. If they happen to get a bad review, how did they handle it? Did they respond or simply ignore the disgruntled client?

Do they have a portfolio? Check out the homes online and if possible in person do a drive by.

Builder Reputation - Ask for references. Good builders always have happy clients who are more than willing to talk with potential new homeowners.

Make sure to get everything in writing and make sure both you and the builder are happy with the contract before signing. There is never anything wrong with having your attorney look it over first. If your builder is not ok with that or pressures you to sign straight away, it could be a warning sign. Contracts are for everyone’s protection. That way nothing is left up in the air or up for discussion.

What is your gut telling you? - We are born with an innate internal guidance system. If something feels wrong, it usually is. Listen to it. Working with a builder and building your dream home should be an enjoyable experience.
