Selecting a lot on which to build a new custom home can be a lot more complicated than people realize.  There are many factors that go into picking just the right lot, and much of it can depend on the kind of home you want to build, the community in which you’re building, and the lifestyle you prefer.  Some people prefer the close comfort of a packed subdivision, while others prefer open spaces and a country atmosphere.  However, although personal taste does play a part, here are things to think about when choosing the lot on which you’re going to build your new home. 

People are often very attracted to corner lots.  The idea of fewer immediate neighbors and a slightly larger yard can be very attractive.  However, not all corner lots are equal.  If the corner is on two busy roads, you’ll probably spend more time watching traffic than enjoying the yard.  Also, with four-way stops, you might find a higher amount of trash thrown in your yard than in places people don’t stop, depending on the area.  On the other hand, less busy corners can be pleasant, though many times these lots are subdivided to squeeze in more houses.

Be aware of what could be built around the lot.  This is especially true if there is an adjacent empty lot.  Look into how these lots are zoned and whether it will someday accommodate a new home or an industrial warehouse.  This is also important for considerations of traffic.  Although the street might seem calm and little-used now, if someone builds a popular restaurant or store nearby, roads might become more and more busy with traffic.  County or city plans for development should be available online so you can find out if any roads are going to be widened or developed.

Another thing to consider is the orientation of the lot.  In Florida, it’s important to consider the direction of the sun as it beats down on various parts of the house.  Depending on the layout of the house, you may want to consider which rooms will get the most sun in the early morning or late afternoon and consider the orientation of the house on the lot.
